This is the room in which the elements of water plays a role, next to the heat, and ventilation. Now, in the Netherlands, it is recommended to tile the whole room, from the floor, up to the walls, and have a waterproof ceiling.
When we talk about renovation, it is always important to choose solid tiles, choose a colour to distinct the floor from the walls, and as for toilets I would recommend a hanging toilet over the toilet that stands on the floor. It just looks more fancy and modern, as well as for the sink.

Now what I think is important is be sure the kitchen has all the equipment a kitchen needs, like a fridge, a cooking station, but that all extras like an oven or microwave, or a dishwasher, or maybe even a washing machine for your clothing, all those machinery should either be there, and work properly, or just leave it out. And then you give the tenant the choice to purchase all those equipment to their own likings. The moment they get the chance to buy it themselves, they will be far more careful with the equipment, than when it’s just rental stuff.

Whenever you purchase a home that has a garden, be sure to make it in such a way, that people can be flexible with it. Like, it doesn’t have to be a flower garden whenever people move in, but it doesn’t have to be a block of concrete either. Give your tenants the freedom to alter the garden into their own likings. Your task as the homeowner, is that people should have enough privacy in their garden, and that you should give people the access enjoy and relax in their own garden.
07:16 The last thing is the exterior of the building. No matter if it’s an apartment or a detached home, always take a look around the home, are there any cracks in the wall? Are the window frames on the outside still good? Does the building need a painting job? Is the roof still waterproof? Are there any roof tiles missing? If there are solar panels, are the solar panels still alright? How about the rainwater drainage systems along side the building, are the pipes still in good condition?
00:00 BONUS: Talk to some neighbours, tell them that you’ll get new tenants in the home you’ll be offering to the market. Are the neighbours actual homeowners themselves, or are they rental their homes as well. By getting to know the neighbours of your home, you might understand what kind of social control there already is in that neighbourhood.
